Structural and Cladding Remediation

318 Oriental Parade, Structural and Cladding Remediation

  • Six story apartment block, plus basement

  • Replacement of structure to front end of building (structural steel and concrete)

  • Façade reclad including: steel fire windows, aluminium joinery and aluminium façade paneling

  • Upgrades within existing building to meet fire code, including: smoke alarms, fire rating riser, concrete speed wall, and fire rated fabric screens.

  • Fit out works

  • Included works with in Wellington Electricity transformer room

  • Services isolations and re-instatement

  • Occupied Building with multiple tenants

After being awarded the contract after a tender process, works commenced on site in July 2016. Initial works involved installation of hoardings with in tenanted apartments; installing full façade scaffold over foot path and neighbouring buildings; then demolition work to strip the building right back to the structure.

The front three meters of the entire building then had to be fully propped while the existing rusted structural steel was removed. A new structure was then installed from basement level up to the roof. This was a mixture of structural steel and concrete works. The remaining parts of the existing structure and the new structural steel connections were then sand blasted and zinc arc sprayed on site to improve durability (image right). 

The reclad works are currently under way and involve: timber framing; installation of steel fire windows, installation of aluminium joinery, and aluminium composite panel rain screen. There are also works underway throughout the building, from basement – through apartments and common areas, to meet the current fire code.

HERITAGE STRENGTHENING

National War Memorial Park -  Home of Compassion Crèche Strengthening & Restoration

We were very excited to be chosen to undertake such a complex and prestigious project. With the brick building having a Grade One heritage listing, and needing to be moved for the Memorial Park. This is a technical strengthening project requiring a build team that can work with heritage fabric and undertake strengthening works.

Wilson Commercial has been contracted to:

  • Complete all heritage fabric removal and reinstatement

  • Fully strengthen the building and install the new structural steel subfloor frame to carry the internal wall and floor loads out to the base isolated perimeter structure.

  • Complete restoration of the brick and plaster exterior using traditional materials in line with heritage requirements


Stage One (prior to building move):

This has been a complex strengthening project involving:

  • Heritage fabric removal for reuse

  • Large volume excavation inside the building – an extremely confined space

Seismic strengthening to existing brick structure including:

  • FRP wrap to walls and vertical carbon bars

  • Helifix retro ties to tie the exterior brick skin to the internal skin

  • Vertical steel dowels to parapets

  • Installation of new ceiling level diaphragm within the roof space.

  • Subfloor structural steel and new timber framing while supporting internal load bearing walls.

Stage Two (post building move):

  • Form insitu concrete rattle space including steel cover plates

  • Supply and install Teflon sliders (part of base isolation CRISS system)

  • Reinstall interior heritage fabric

  • Completely restore the exterior of the building including paint stripping, repointing re-plastering and re-roofing


Being one of the very few brick buildings to be moved in New Zealand, and knowing that it will form part of the National Memorial Park in time for the 100 year Gallipoli Anniversary, has meant a lot to the Wilson team.

WCC Education Centre

Otari Bush Reserve – Cockayne Education Facility

Client – Wellington City Council

  • After an open tender process we have been chosen to convert the ‘existing’ curators house and grounds into a visitor’s education center, including a large amount of landscaping.

  • The house will be divided in half with new space in front for education, research, resources and meetings, and a staff flat at the back. Otari staff will replant the garden to show how you can use native plants.

  • You will be able to enjoy views from the deck, and people attending events on Cockayne Lawn will be able to use the deck and toilets. The new rooms in the house can be hired for small events and meetings.
